Suburban area in the periphery of Calcutta has generated
a fair amount of demand amongst the flat buyers in the
middle and lower middle income categories. This is because
Calcutta predominantly has been a user driven market,
rather than an investor driven market as in case with
the rest of the metros. This is one of the reasons that
the capital values have been at fairly reasonable levels
thus attracting the middle class. A lot many projects
are mushrooming in the peripheral suburban areas of
Calcutta due to this persistent demand from the middle
and lower middle income categories. Upmarket residential
projects have witnessed stagnation due to a high amount
of supply
The residential market in Calcutta has the Public-Private-Partnership
(PPP) projects that has lend a smile to it. The PPP
has seen a good demand where the Government agencies
like the West Bengal Housing Board have taken up joint
ventures with private corporates. New Town, adjacent
to Salt Lake, is on the verge of opening up a 40,000
units in the first phase, being offered by the West
Bengal Housing Infrastructure Development Corporation
Limited (HIDCO). |
